With plentiful inventory and record breaking housing affordability conditions, REALTORS® expect this year’s spring home buying season to be a busy one. To kick off the season, REALTORS® on the North and South Forks will host hundreds of open houses as part of the REALTORS® Nationwide Open House Weekend. On April 28 and 29 REALTOR® members of  HANFRA ( Hamptons and North Fork REALTORS® Association in will hold open houses all weekend long, bringing buyers and sellers together.

            “This nationwide event offers buyers the chance to visit some of the many homes in their local area while learning more about homeownership,” said Nicholas Planamento, President of HANFRA. “Open houses are also an opportunity for REALTORS® to connect with consumers in their communities about the housing issues that matter most to them.” 

            REALTORS® will be available at open houses to answer consumer questions about the home buying process and local market conditions.  A list of specific homes featured during this open house weekend can be found on  HANFRA’s public listing system at: www.hanfra.com

            While the housing market continues to recover, it’s showing signs of improvement, and for many, homeownership remains an important part of the American Dream. According to research from the National Association of REALTORS®, more renters than ever aspire to become homeowners and an overwhelming majority of Americans believe buying a home is a solid financial decision. 

            “Homeownership matters to individuals, families, communities and our nation’s economy,” said Planamento “The housing market plays a vital role in both the long- and short-term health of this country. Homeownership is not just an investment in your future; it’s an investment in the future of generations to come.”

            Earlier this year NAR reported housing affordability conditions reached the highest level since recordkeeping began in 1970. The housing affordability index is based on the relationship between the median home price, median family income and the average mortgage interest rate. The index reached 206.1 in January, the first time the index broke the two hundred mark. The higher the index, the greater the household purchasing power. This means the typical family has roughly double the income needed to purchase a median-priced home.

Learn how an IRC §1031 tax deferred exchange allows owners of real or personal property to defer the recognition of a capital gains tax they would have recognized when they sold their property.

Exchanging allows you to reinvest money into new business or investment properties that you would otherwise have had to pay to the government. These exchanges can involve real property or personal property such as trucks, aircraft, artwork, machinery or franchise rights. Property to be exchanged must be held for business or investment purposes and not primarily for resale purposes or personal use.

The properties that are exchanged must be of "like kind" to each other. For real estate exchanges, the properties to be exchanged do not have to be the same type. As long as they are both held for business or investment purposes they are considered like kind. Personal property like kind rules are generally more restrictive. An exchange is basically a sale just like any other sale and a purchase just like any other purchase; however, you must work with a qualified intermediary before you start your exchange.

A qualified intermediary, also known as a QI, will prepare the paperwork necessary to structure the transaction as an exchange and also act as the independent third party to hold the exchange proceeds.

In a forward exchange you have 45 days from your sale to identify new properties to purchase, and 180 days to make the actual purchase.

Exchanges involving improvements to property and purchases before a sale are also possible.

The CBR® program is an intensive program that immerses participants in the laws, industry 'best practices' and responsibilities involved in agency representation.

The requirement for earning this designation is satisfactory completion of a 3 day classroom based program. Maintaining a CBR® designation requires membership in the National Association of REALTORS® and compliance with the NAR Code of Ethics.

Agents who earn the CBR® designation are not required to complete additional training courses or to pay annual dues to maintain membership in a professional association of buyer agents.
