30 Hour Remedial "Gap" Real Estate Course

The cost of this course is $300 and that includes textbook and all materials.

New York State passed a law increasing the education requirement for a salesperson's license from a 45 hour course to a 75 hour course, effective July 1, 2008. The 30 Hour Remedial Gap Course is necessary to "bridge the gap" to meet the new 75 hour course requirement needed as of July 1, 2008. This course will satisfy the additional 30 hours now needed to apply for a NYS real estate license.

This course is also required for those licensed as a NYS real estate salesperson and obtained that license prior to July 1, 2008 and now want to become a broker or associate broker. This course is required in order to meet the new 75 hour salespersons course requirement. In addition, you will need to take the 45 Hour Broker Qualifying Course.

No state exam is given for the 30 Hour Remedial Gap Course, however, students must pass a in-person proctored classroom exam.

Those passing the exam will earn 19.5 NYS continuing education credits as well.

Once a student has passed the exam, he/she may proceed to take the 45 hour Broker’s Qualifying Course which HANFRA will offer on October 31, and November 2,3,4,7, (9-5); November 11 (9-2) review; 3-6 pm exam.

The cost of this class is $400 and that includes textbook.

30 Hour Remedial Course for Broker's & Salesperson's License

How many hours of qualifying education are required for the New York salesperson license?

As of July 1, 2008, 75 hours of qualifying education are required for the salesperson license.

Who must take the 30-hour remedial course?

New York State passed a law increasing the requirement for a Salesperson's license from a 45 hour course to a 75 hour course, effective July 1, 2008. The new NYS salesperson 75-hour syllabus is required for all individuals who want to obtain a salesperson license in New York as of July 1, 2008 and is a prerequisite for those wanting to obtain a broker or associate broker license as well. The 30 hour remedial course is required for two types of licensure applicants (see below for more FAQs on the 30 hour remedial course):

* Individuals who have completed the “old” 45-hour salespersons course, and want a New York salesperson license, but have not completed the salesperson licensure requirements as of July 1, 2008, and;

· Individuals who want a New York broker or associate broker license who have completed the “old” 45-hour salesperson course.

· Note that applicants who have completed the new 75-hour salesperson course (as of July 1, 2008) do not need to complete the remedial course.

How many hours of qualifying education are required for the New York broker license?

Under the new law, broker and associate broker applicants must complete 120 hours of qualifying education.

* Individuals who complete the new 75-hour salesperson qualifying course must also complete the 45-hour broker course.

* Individuals who have completed the “old” salesperson 45-hour qualifying course must complete the 30-hour remedial course and the 45-hour broker qualifying course.

* Applicants who have completed the old salesperson 45-hour qualifying course and the 45-hour broker qualifying course, before or after July 1, 2008, need only complete the 30-hour remedial course. This is because the broker course syllabus has not changed.

What subjects are in the 30 Hour Remedial Course?

The new subjects that are in the new 75 hour salespersons course are in the new remedial course. These are Municipal Agencies, Property Insurance, Taxes and Assessments, Condos and Co-ops, Commercial and Investment Properties, Income Tax Issues, Mortgage Broker and Property Management. In addition, three of the subjects in the 30-hour remedial course, specifically Contract Preparation, Pricing Properties, and Predatory Lending are part of larger subjects in the salesperson’s qualifying course.

Must I pass a classroom exam as part of the 30-hour remedial course?

Yes. All applicants who complete the remedial course must pass a two-hour minimum 50-question classroom exam. The state exam for the salesperson and broker license will cover topics given in the remedial course.
